What is your real estate experience?

Greenell Principals Cory Greenwood and Dave Ellis have extensive experience in acquiring and repositioning real estate assets. They also lead Hanlyn Property Management, a full-service property management firm in Hamilton.

What is the investment's legal structure?

Investment partnerships vary by size:

  • 4 units or less: 50/50 Joint Venture, with the investor on the title and responsible for creditworthiness.

  • 5 units or more: Held in a corporation, with Greenell guaranteeing the mortgage and the investor holding 50% of the shares.

Our primary focus for the past decade has been the Greater Hamilton Area (GHA), providing us deep market knowledge and insight into Hamilton's investment potential and key political, economic, and social factors.

What is the investment timeline?

The timelines for an asset to become productive can vary widely depending on the type of investment. Historically speaking, most projects are repositioned within 24 to 36 months. Such specifics are discussed and agreed upon with the Investor before any project is undertaken.

What kind of properties do you invest in?

We invest in a wide range of products, from high-density multi-unit residential, to commercially zoned, mixed-use buildings. The investment property chosen for any given deal is largely tailored to suite the profile of the client.

How involved do I need to be in the project?

The best part! As an investor in a project with Greenell, you will remain completely passive in the operation. Reports are generated and dispersed to all investors on a monthly basis to provide project updates. Greenell assumes complete responsibility for the sourcing, purchase, repositioning, renovation, and management of the asset with zero involvement from the investor.
